When buying a property abroad you have a choice to make on how you fund your purchase you can use your existing property to finance or Use the property abroad to finance the purchase.

Gaining access to the equity in your home by increasing your mortgage. You would normally remortgage to a new provider or raise a second mortgage. This is commonly known as capital raising. You can then use the money raised to purchase your overseas property for cash.

Mortgaging the new property itself would mean borrowing in the local currency, which will be affected by any exchange rate changes (current euro rate3%) . We do not charge a fee for residential mortgage advice; however there is an administration fee for processing each of your standard residential mortgage contracts. The typical administration fee is £150.00 on application and £250.00 on completion. For Buy to Let the application fee is the same as for residential mortgages unless you choose the “one off” admin fee of £1000 on application. for Commercial Mortgages a fee of 0.5% of the mortgage loan size applies of which £200 is payable on application with the balance payable on completion
